Project Overview

This custom lakefront residence incorporates extensive below-grade retaining and foundation walls. These walls required a continuous waterproofing and drainage system before the surrounding areas could be backfilled and completed.

Spaans Infrastructure Systems was contracted to prepare the wall surfaces, install the fluid-applied waterproofing membrane, detail transitions and penetrations, and complete the exterior protection and drainage assembly.

The work was coordinated in phases to accommodate the construction schedule and provide a continuous system across approximately 3,800 square feet.

The Challenge

Below-grade walls are exposed to sustained moisture, soil pressure and difficult-to-access conditions after construction is complete. Any gaps, weak transitions or damage during backfill can create costly leaks that are difficult to repair later.

This project required:

  • Careful preparation of concrete and adjacent surfaces

  • Detailed treatment of transitions, corners and penetrations

  • Coordination across multiple phases of construction

  • Protection of the membrane before backfill

  • A drainage path to relieve water pressure against the walls

Waterproofing Installation

The assembly was installed in layers, with each component performing a specific role in controlling water, protecting the membrane and directing moisture away from the structure.

Fluid-Applied Membrane

Tremco 250GC was installed in two coats to form an approximately 120-mil fluid-applied waterproofing membrane. The seamless system conforms to the concrete surface and creates the primary barrier against water intrusion.

Surface Preparation

The concrete walls were pressure-washed, cleaned and inspected before membrane installation. Proper preparation promotes consistent adhesion and allows surface irregularities, transitions and repair areas to be addressed before the system is covered.

Protection and Drainage Assembly

After the membrane was completed, the walls received a 20-mil HDPE root barrier and 1/4-inch TREMDrain S drainage mat. The exterior components shield the waterproofing during backfill and provide a drainage path for water along the foundation walls.

Detailing and Transitions

Corners, changes in plane, penetrations and system transitions received focused detailing to maintain continuity throughout the installation.

A Complete Below-Grade Assembly

The completed installation combines a seamless waterproofing membrane with exterior protection and drainage components designed to manage water before it reaches the structure.

The system provides:

  • Continuous below-grade waterproofing

  • Protection against damage during backfill

  • Drainage along the exterior wall

  • Root-barrier protection

  • Detailed integration at transitions and adjacent construction

Project Result

Approximately 3,800 square feet of below-grade walls received a complete waterproofing, protection and drainage assembly.

Spaans Infrastructure Systems completed the primary waterproofing installation in coordination with the home’s phased construction schedule. The finished walls were protected with the complete membrane, root-barrier and drainage assembly before backfill and subsequent construction.
